this is why it is so important to adjust the settings on your cell phone allowing you to store thousands of photos instead of 45 photos. Remember, the iPhone takes HUGE photos that eat up your storage space.
Do I have to Talk when doing Video?
No need to talk. Your video should accurately describe what you are recording. A bathroom looks like a bathroom, kitchen, and so on. If you have a great speaking voice, you may narrate your video recording tour, but CAUTION: Make Sure You Do NOT Violate Fair Housing Laws. This is why I recommend NOT to Bump Your Gums as this will prevent you from violating any Fair Housing Laws.
Do I need a tripod or a stabilizer?
No and No unless you have a very severe case of Parkinson's Disease.
Do I need extra lights or studio lights?
Nope, today's super intelligent cameras eliminates the need for extra lighting. Just make sure you have the lights on in every room before taking your photo/video.
